Eatington Road – Rear Extension & Loft Conversion

At Eatington Road, we were commissioned to provide structural engineering services for a full transformation of a family home. The project included a full-width rear extension with striking mono-pitched and duo-pitched roofs, a loft conversion with rear dormer windows, and a series of internal modifications designed to create more light, space, and flexibility throughout the property. 

From the outset, we carried out a site visit to understand the existing structure and foundations, ensuring that our design solutions were both practical and tailored to the home. We then delivered a complete structural package, including drawings, specifications, and calculation reports to guide the build smoothly through planning and Building Control. 

Our role focused on delivering safe, reliable, and cost-effective design solutions that supported the client’s vision. Key features included: 

• Strong yet efficient structural supports for new floors and the roof above. 

• Slimline wall, door, and window openings to maximise natural light and create open-plan living areas. 

• Careful checks of existing foundations and design of new foundations where needed. 

• Roof structure design with skylights and dormer windows to bring light into the new loft space. 

• New floor structures and internal supports to allow flexible room layouts without compromising stability. 

• Value-focused engineering to keep construction practical and cost-effective. 

The result was a structural design that gave the client confidence in the safety and buildability of their project, while enabling a modern, open, and light-filled home tailored to family living.
