Pine House – Structural Engineering for a Victorian Terrace Transformation

Pine House involved the renovation and extension of a Victorian terraced property in Peckham Rye, delivered in collaboration with Polysmiths Architects and Omni Homes as the main contractor. The project transformed an existing family home through a series of carefully considered structural interventions, creating a more open and adaptable living environment.

A key feature of the project was the creation of a dramatic double-height atrium within the rear of the property. To achieve this, the existing upper floor structure was selectively removed, opening the space above the kitchen and living area and creating a striking double-height volume that brings additional light and a greater sense of space into the heart of the home.

From a structural engineering perspective, the challenge was to deliver these significant spatial changes while working efficiently within the constraints of the existing Victorian structure. Wherever possible, timber construction was utilised throughout the design. By using lightweight timber elements in place of heavier alternatives, we were able to reduce loads on the existing building while maintaining the flexibility required to accommodate the new layout.

Steelwork was introduced only where necessary to support larger openings and resist concentrated loads. This approach allowed us to develop an efficient structural solution that balanced performance, buildability, and cost while minimising unnecessary intervention to the existing property.

As with many residential renovation projects, close collaboration between the design team, contractor, and structural engineer was essential throughout the process. Working alongside Polysmiths and Omni Homes allowed the structural design to be carefully coordinated with the architectural vision and construction programme.

The completed project demonstrates how thoughtful structural engineering can help unlock the potential of an existing building, creating generous new spaces while making efficient use of the structure already in place.
