Newton Park Place – Rear Extension to Grade II Listed Victorian Property

At Newton Park Place, we were appointed to provide the full structural design for a bold yet sensitive transformation of a Grade II listed Victorian property within a conservation area. The brief was to create a full-width rear extension that not only respected the historic fabric of the home but also delivered a contemporary living space seamlessly connected to the landscaped garden. 

 

Our team undertook a detailed site visit and developed a complete package of structural drawings, calculations, and specifications. The design included structural support to the existing floors and roof, new wall panels and openings for large, glazed doors and windows, foundation design, connection detailing, and the structural design of the new roof incorporating skylights, rafters, joists, and a new floor structure. 

 

The extension was purposefully designed as a striking timber-frame addition – modern in form yet harmonising with its natural surroundings. Topped with a wildflower green roof, the new structure enhances biodiversity, softens the architecture, and offers a unique garden view from the upper floors. Sustainability was at the heart of the project: natural, low-carbon materials were prioritised, and solar panels were carefully integrated onto the roof of the main house, concealed from view to maintain the property’s historic character while lowering energy consumption. 

 

The result is a refined balance between old and new – a thoughtfully engineered extension that preserves the charm of a Victorian home while introducing a light-filled, sustainable, and contemporary living space for the future.
