At this West London site, Techne Engineering was appointed to provide the structural design for a new two-storey air-space development above an existing commercial building, enabling its conversion to residential use.
Air-space developments have seen significant growth in recent years, driven by changes in planning policy and the need to increase housing capacity within London’s existing urban footprint. By building upwards, new homes can be delivered without encroaching on greenfield land.
Our involvement began with a detailed appraisal of the existing reinforced concrete structure. Thorough investigations were undertaken to assess the building’s capacity and determine whether it could safely accommodate the additional loadings from the proposed steel frame extension. This analysis informed the design of a new two-storey steel structure constructed above the existing building.
Key structural considerations included overall building stability, load transfer through the existing structure, and coordination with the construction sequence. We delivered a full package of structural drawings, calculations, and specifications to support the project through planning, Building Control, and construction.
The result is a robust and efficient structural solution that enables vertical expansion while maintaining the safety and integrity of the existing building.
